belted-kingfisher Welcome to 2009!  The New Year starts off with a breath of fresh air: no smoking in all workplaces —including bars!  We also have some good news about a local restaurant , and Brian Libby at Portland Architecture offers a look back at the year in Portland architecture.  Lastly, if you're looking for something relaxing to do: Portland Parks provides a list of parks to do some bird watching.  So, find some time—between the rain and snow—go for a walk and try to spot a belted kingfisher or hooded merganser .  (photo: Pete Baer )

Sneak Peek of New Powell's Books Building

secondaryheader_logo As we mentioned earlier this year , Powell's Books is expanding its flagship store on West Burnside. As you may have guessed, the only place that they can go is UP—and that is exactly what they intend to do. We just received notice of a pre-application conference on the Powell's project. The proposal is to replace the existing one-story building with a 27,660 square foot, three-story, mixed-use building (two floors of retail, one floor of office, with a rooftop garden).The plan is to create a new home for Powell's Technical Books, which is currently located two blocks to the east on the north Park Blocks. PortlandArchitecture Tours the AIA in the Pearl

flowers Brian Libby over at PortlandArchitecure was recently given a tour of the new Center for Architecture at NW 11th and NW Flanders.  The Center for Architecture opened earlier this year, but Brian had the opportunity to tour the building with one of the architects involved in the design.  We get to benefit from Brian's description and photos.

More On the U.S. Custom House

United States Custom House Photo Tour

custom-house-primary One evening in August, the Federal Government opened the Custom House to the general public.  A project to convert the building into a boutique hotel had recently collapsed, and the General Services Administration wanted to generate interest in the building again.  The Building is located at 220 NW Eighth Avenue on the North Park blocks.  I have wanted to get inside this building ever since I moved to Portland.  When the open house was announced, I put it on my calendar.  Briefly, I think the exterior is beautiful, as are the entry and main staircase.  Interior details such as the wood trim, doors, etc are interesting, but on the whole the inside is a bit plain.  This is partly due to the remodeling by the government—acoustic ceilings, ugly carpeting, and florescent light fixtures.  This building has great potential, and I'm sure once the previously mentioned additions are removed, the interior space could be transformed into something

ONE WATERFRONT PLACE CREATES PORTLAND’S GREENEST MULTI-TENANT OFFICE SPACE

onewaterfront One Waterfront Place , a $100 million, 270,000 square-foot commercial office building under development in the River District, has received Platinum-level precertification by the US Green Building Council's (USGBC) LEED® for Core & Shell program (LEED-CS). One Waterfront Place is the first Platinum precertified project on the West Coast and the first precertified office building of any level in Oregon.

"One Waterfront Place is in a dynamic location," said Jim Winkler, Winkler Naito Development, developers of the 12-story building located at 1201 NW Naito Parkway. "It is poised at the epicenter of what we believe will be the largest concentration of sustainable buildings and green collar jobs in the region, making it our obligation to build an environmentally responsible workplace."

Office space rental market softens

one waterfront 1 The Oregonian reports that the commercial real estate market in Portland is softening. I wonder what this development means for the off again/on again One Waterfront Place project. I previously posted about One Waterfront Place when the developers presented their latest proposal to the Pearl District Neighborhood Association in early June. At the time co-developer Jim Winkler said, "as soon as we get our anchor tenant who leases 80,000 square feet we'll begin".

If the commercial real estate market is softening that doesn't bode well for Winkler to find his anchor tenant. If this development doesn't happen the PDC should pull the plug and use the $9 million committed to the project for something that will be built. I think the office building would be a good addition and would bring more foot traffic to the North Pearl. However, if the project can't get off the ground it should be killed once and for all.
