Proposed Self Storage Building at NW 16th and NW Pettygrove

A self-storage building is being proposed for the empty lot at NW 16th Ave and NW Pettygrove. This was previously an auto tire and chain store that was recently demolished. View Larger Map
The proposed 5-story building will have ground level commercial spaces and a total of 97,165 SF. The ground level of the proposed building will be concrete and stucco, and projecting metal canopies accenting tenant spaces. The upper 4 floors are covered in a two-colored pattern of vertical metal panels, broken by vertical bands of solid colored metal panels, and horizontal metal trim bands at each floor level. Vehicle access is from both NW Overton and NW Pettygrove, with loading and parking spaces inside the building.
This design review was approved on December 11 and included a FAR transfer of 0.86:1 to attain the proposed FAR of 4.86:1. A FAR of 4:1 is allowed at this location. &nbs

What it means to live in a "green" home

The Moon brothers, Garrett and Dustin, of Southeast Portland have decided to go green. It turns out that the new home they're building is already exceeding the standards for " green design " set by the Cascadia Region Green Building Council ("CRGBC"). The council was set up to establish and monitor green building standards on the West Coast and Pacific Northwest.To date, no new development has achieved all the rigorous standards set by the CRGBC in one design. The Moon's believe they are a shoe in to being the first to build a fully green home .

Planned Parenthood Breaks Ground on New Regional Center

After numerous delays and much controversy, Planned Parenthood Columbia Willamette (PPCW) broke ground on its newest clinic and regional service center. The new building will include 7000 square feet of clinics, regional offices, as well as 5000 square feet of retail space. The 40,000 square foot building will unite the entire administrative staff, currently divided between two buildings, under one roof. PPCW expects construction of the LEED-Gold building to be completed in late 2009.PPCW provides reproductive healthcare services to more than 60,000 women, men, and teens at its 11 regional health centers annually. Its current NE Portland health center operates at capacity 7 days a week. The new Regional Service Center will give PPCW the capacity to serve over 110,000 patients in the region.

Waterfront Pearl Lien Remains Unresolved

The lien filed by Hoffman Construction in July against Pearl Waterfront developer Pemcorp Development and its lending partners has yet to be settled. Hoffman has taken the next step of filing the paperwork requesting a jury trial to settle the issue. Hoffman is owed $15 million.This article in the Daily Journal of Commerce goes into the details of why Hoffman hasn't been paid. As you can guess, it's partly related to the current financial mess, including a tight credit market and the decline in stock markets.
One of Pemcorp's lending partners, CDPQ Mortgage Co. , is the largest pension fund in Canada. CDPQ is currently more focused on protecting its pensioners' money than on a project in Oregon.
I'm wondering what this means for owners and anyone who is thinking of buying there. Does this lien make it even more difficult for buyers to get a mortgage? Will the lien affect the work that remains to be completed? Re

Downtown Sewer Project Update

TriMet had a good idea, coordinate sewer line repairs with the installation of light rail downtown. Many of the lines are over 110 years old and need to be replaced. The project began this past July and is expected to be completed Spring 2009. According to a ranking by SustainLane, Portland is the greenest city in the nation. The rankings track the unfolding story of cities working to improve their residents’ quality of life. Cities with decentralized energy supplies, renewable water sources, abundant mass transit etc score high. Green building and land use policies also play an important role in determining who's green and who's not. Concordia University to Develop More Student Housing

Concordia University enrolled a record 1,800 students this year, and now needs additional housing for those students. A new four-building student housing development is planned and will be located on NE 27th Avenue between NE Liberty and Highland streets.The university has worked with Group Mackenzie to create buildings that maintain the character of the surrounding neighborhood and respect resident's privacy. The new housing should be available for the 2009 fall term.

Burnside Bridgehead Site Gets Cleared

The PDC has decided to clear the lot for the proposed Burnside Bridgehead project. According to this story in the Daily Journal of Commerce, the site is being cleared primarily for environmental reasons. Most of the material on site will be recycled. While searching for a new development team, the PDC is considering interim uses, such using part of the site as a temporary extension to the Burnside Skatepark.
The PDC is hoping to find a new development team sometime next year, but is concerned the economy may slow the project down.
